Elegance Tower in Damascus is one of the architectural landmarks professionally designed by Daem Engineering Consultants. This residential tower seamlessly blends architectural elegance, operational efficiency, and modern technologies to meet residents’ aspirations for a sustainable contemporary lifestyle.
The project spans a total area of 565 m² and comprises 14 floors: a ground floor, 10 residential floors, 3 mezzanine levels, and 2 basement levels. Each residential floor includes 4 luxury apartments, ensuring both comfort and privacy.
The architectural design emphasizes vertical and horizontal symmetry in the arrangement of windows and balconies, creating a visually balanced façade. High-quality materials were selected to suit the local climate, ensuring effective thermal and acoustic insulation.
Due to the site's varying elevations, the structure required retaining walls of different heights, designed with specific slopes to accommodate level differences. Where permitted by neighboring plots, supporting elements were incorporated. The structural study included the design of a 2-meter thick mat foundation, with a settlement joint separating the tower core from the surrounding yard. The slabs were designed using the hollow block (HORDI) slab system with beams.
As for the MEP design, the project features state-of-the-art infrastructure, including a gas network, fire alarm system, and sewage systems, all developed with sustainability standards in mind. A fully integrated solar energy system for water heating, along with an intelligent central HVAC system, ensures reduced energy consumption and enhances eco-friendly performance.
